01

What Moves the Number on a Master Bath

A master bathroom is the largest bathroom in the house and usually the one with the most fixtures, so it carries the most of every allowance. Three decisions do most of the work on your total.

DecisionWhy it moves the priceWhat it does not change
Whether plumbing relocatesSlab cutting, new drain runs, revised venting, extra inspectionsThe finish level of the room
Tub and shower configurationSeparate tub and shower against one large wet areaThe vanity scope
Tile height and formatFull-height and large-format slab against wainscotThe fixture count

The rest is selection. A double vanity in stock widths against one built to the wall dimension, a quartz top against a porcelain slab, a prefabricated shower pan against a mortar bed with a sloped membrane base.

We write every estimate itemized, with the fixture, tile, vanity and labor allowances broken out, so you can trade one against another without re-bidding the job.

02

The Irvine Master Bath We See Most Often

Most primary bathrooms we open up in Woodbridge, Northwood and University Park were built during the first development waves under the Irvine Company master plan. The pattern repeats: a fiberglass tub and shower unit against the back wall, a single long vanity with two basins in a builder-grade box, a separate water closet with a door that swings the wrong way, a mirrored wardrobe on the bedroom side, and one exhaust fan that has never cleared the mirror.

The upgrade path is usually the same too. The tub and shower unit comes out and becomes a larger tiled shower. The tub, if it stays, becomes freestanding rather than deck-mounted. The vanity gets rebuilt at a usable height with real drawer storage. The fan gets sized to the room and ducted outside.

03

What We Build

Walk-in and curbless showers. Larger footprint, bench, niche, and either a linear or centre drain depending on how the slope runs. A curbless entry is the only genuinely step-free option and it needs the floor structure worked out before demolition, not after.

Freestanding and deck-mounted tubs. Modern tubs come in thermoformed acrylic, porcelain-enameled steel, cast iron and fiberglass-reinforced polyester. Cast iron is heavy enough that on a second floor it is a framing conversation before it is a style conversation.

Double vanities. Built to the opening rather than the nearest stock width, with the drawer bank where you actually stand. MDF substrate under a painted finish because it will not telegraph grain. Plywood where the top spans long between supports.

Water closet reconfiguration. The separate toilet compartment is the most commonly wasted space in an Irvine master bath. Widening it, re-hanging the door, or opening it up changes how the whole room reads.

Steam showers. A steam enclosure has to be self-contained so vapour never reaches drywall or paint outside the shower, which makes it a different specification from a standard shower, not an upgrade to one.

Underfloor heating. Practical under tile, and the natural pairing with a wet room build.

04

Waterproofing a Room This Wet

The master bath runs more water through it than any other room in the house, and the tile is only the visible half of the assembly.

Behind it there is a membrane doing its job or there is not. We build shower floors on a prefabricated pan or on a mortar bed with a sloped, membrane-lined base, and we tell you which one your job is getting and why. Slope has to run to the drain across the whole pan. The curb and the corners are where failures start, and a curbless threshold is the most detail-sensitive junction in the room.

Ventilation is the other half. Sized to the room, ducted outside, on a circuit that can carry it. Most of the mould we find behind Irvine bathroom tile traces to a builder fan venting into an attic.

05

How the Project Runs

  1. In-home consultation and measure, about an hour, no charge.
  2. Layout drawings, tile and fixture selections, vanity and top specification.
  3. Itemized written proposal with allowances broken out.
  4. City of Irvine permits where plumbing, gas or electrical moves. Long-lead tile and fixtures ordered first.
  5. Demolition, plumbing and electrical rough-in, framing, inspections.
  6. Waterproofing, then tile.
  7. Vanity set, top templated and installed, fixtures trimmed, paint.
  8. Punch list and walkthrough.

A fixture-in-place master bath runs roughly three to four weeks on site. A full reconfiguration with slab work runs five to eight weeks. Tile and fixture lead times decide which one you get.

06

Where We Work

We remodel master bathrooms throughout Irvine, including 92602, 92603, 92604, 92606, 92612, 92614, 92618 and 92620, across the Woodbridge, Northwood, Turtle Rock, Quail Hill, University Park, Walnut, El Camino Real and Portola Springs villages, and across the surrounding cities: Aliso Viejo, Dana Point, Laguna Beach, Laguna Hills, Laguna Niguel, Lake Forest, Mission Viejo, Newport Beach, Rancho Santa Margarita and Yorba Linda.

07

Why Homeowners Put This Room in Our Hands

Irvine holds 119,215 housing units across 65.92 square miles, and a median household income of $129,647 as of 2023 means the selections are usually good ones. What decides the outcome is the work behind them.

We have opened your floor plan before. We know where the stack sits in a Woodbridge two-story and what is under the slab in a Northwood single-level.

One project manager. The same person runs your project from measurement to punch list. We do not subcontract that.

Allowances broken out. You see which selection moves the number, before you commit.

Permits pulled and inspections scheduled as part of the contract.

FAQ

Frequently Asked Questions

Can a master bathroom be remodeled while we still live in the house?

Yes, and most of ours are. If it is the only full bath, we sequence so you are never without a working shower for more than a couple of days, and we say up front which days those are.

Is it worth moving the toilet in a master bath?

Sometimes. It is the single decision that most changes price and schedule because it means cutting the slab. We will tell you honestly whether the layout gain justifies it on your floor plan.

Should we keep a tub in the master bathroom?

If there is a tub elsewhere in the house, converting the master tub to a larger shower is one of the best value changes available. If it is the only tub, keep one.

What is the difference between a curbless shower and a wet room?

A curbless shower is a step-free shower inside a normal bathroom. A wet room waterproofs the whole room rather than a box within it, which is a bigger build and a different specification.

How long do master bathroom tile and fixtures take to arrive?

Tile is usually the shorter lead. Specialty fixtures and slab are the ones that hold a job up, which is why we order before demolition rather than during.

Do you install owner-supplied fixtures in a master bath?

Yes, and we will review your selections first and flag anything with a lead time or a rough-in requirement that will cause trouble.

Do you handle the permit for a master bathroom remodel?

Yes. Where plumbing, gas or electrical moves, we pull the City of Irvine permit and schedule the inspections as part of the contract.

Do you offer a free estimate on a master bathroom?

Yes. The in-home consultation and the itemized written estimate are free, with no obligation.
