What Kitchen Remodeling Costs in Irvine

Irvine is not a cheap market and no honest contractor will pretend otherwise. What we will not do is publish a band and let you plan around a number that was never measured against your kitchen.

Step oneWe measure

An in-home visit, photographs, and a conversation about what is and is not working. About an hour, no charge.

Step twoWe itemize

Cabinet, slab, appliance and labor allowances written out separately, so you can see which decision moves your total.

Step threeYou decide

Trade one allowance against another without re-bidding the job. No obligation at any point.

Your figure moves on a handful of specific things.

Cost driverHow it is pricedNotes
Prefabricated cabinetsPer linear footFastest lead time, limited sizes
Custom cabinetsPer linear foot, above prefabricatedBuilt to your exact wall dimensions
Countertop materialPer square foot, plus slab countMaterial grade and layout both move it
Appliance packagePriced as a packagePanel-ready and pro ranges drive the top end
Structural changesPriced per projectWall removal, beams, permits, engineering

Cabinetry is almost always the single largest line item, and it is also the longest lead time in the build.

That is why we lock cabinet selections early rather than late.

Every estimate we write is itemized. You see the cabinet allowance, the slab allowance, the appliance allowance and the labor separately, so you know exactly which decision moves the number.

Call (949) 749-0771 and we will measure and write it up at no charge.

Core service

Full Kitchen Remodels

A full remodel means demolition down to the studs where needed, new cabinet layout, new counters, new plumbing and electrical rough-in to current code, new flooring, and finish carpentry. Most of the homes we work in around Woodbridge, Northwood and University Park were built during Irvine's first development waves under the Irvine Company master plan, which means original 1970s and 1980s galley and U-shaped layouts with soffits, small windows over the sink, and no island.

Opening those kitchens up is the most common request we get. See our full kitchen remodel services in Irvine for the complete scope and schedule.

Open Concept Conversions

Removing the wall between the kitchen and the family room changes the entire ground floor. It is also the part of the job most likely to involve a structural engineer, a beam, and a City of Irvine permit. We handle that sequence in-house rather than sending you to find your own engineer.

If your kitchen is closed off from the living space, start with our open concept kitchen remodel page.

Cabinets, Counters and the Work That Sits Between Them

Cabinet boxes come in two constructions. Face frame cabinets carry a 1.5 inch wood frame across the front of the box, which is the traditional American build and the easier one to fit into an out-of-square older wall. Frameless, sometimes called European or full-access, drops the frame so the door covers all but about 1/16 inch of the box edge, giving you noticeably more usable interior space and a flatter, more contemporary front.

Standard base cabinets run 24 inches deep and 34.5 inches high. Wall cabinets are 12 inches deep at heights of 30, 36 or 42 inches, and the National Kitchen and Bath Association recommends no less than 15 inches of clearance between the counter and the upper cabinets. Widths step in 3 inch increments. Those numbers matter because they decide whether your appliance package actually fits before anything is ordered.

On the box itself, plywood and MDF both have a place. MDF is the better substrate under a painted finish because it will not telegraph grain through the paint. Plywood is stronger where the cabinet carries a heavy stone top. For stained doors we work in maple, oak, birch, cherry and alder.

Countertop Materials We Install

Engineered quartz is roughly 93 percent stone aggregate to 7 percent polyester resin, which is why it is the most stain resistant common kitchen surface and why it never needs sealing. Granite is the second most stain resistant, and modern oleophobic impregnating sealers stretch resealing intervals out to roughly five to ten years rather than annually. Slab thickness generally runs 2 cm or 3 cm, with 3 cm being the default for an island without a substrate.

We also fabricate marble, quartzite, porcelain slab, butcher block, solid surface, concrete and stainless. Details, comparisons and pricing live on our kitchen countertop replacement page.

Smaller Projects Worth Doing First

Not every kitchen needs a gut. If the boxes are solid and the layout works, cabinet refacing in Irvine changes the entire look for a fraction of replacement cost. If the counters are the problem, replacing them alone is a two to three week project. Adding a kitchen island or a new tile backsplash are both single-week jobs that move a dated kitchen a long way.

Upper market

Premium and Specialty Work

For homes in Turtle Rock, Quail Hill, Shady Canyon and the Portola Springs hillside, we build at the top of the market: bookmatched slab, waterfall islands, integrated appliance panels, and full-height stone backsplash walls. Start at our luxury kitchen remodel page.

We also handle kitchen expansions and additions, outdoor kitchen construction, custom cabinet installation, and condo and townhome kitchen remodels where HOA approval and stack plumbing constraints come into play.

Why us

Why Irvine Homeowners Hire Us

Irvine's median household income was $129,647 in 2023 and the city holds 119,215 housing units across 65.92 square miles. That is a lot of kitchens, and most of them were built to a master plan rather than one at a time.

  • We know these floor plans

We know where the plumbing stack runs in a Woodbridge two-story and where the bearing wall sits in a Northwood single-level, which means fewer surprises after demolition and fewer change orders on your invoice.

  • One person owns your job

We are licensed, insured, and we do not subcontract project management. The same person runs your project from measurement to punch list.

  • Itemized, not lump sum

Cabinet, slab, appliance and labor allowances are broken out separately, so you can see exactly which decision moves the number.

  • Permits and inspections included

Moving plumbing or gas, altering circuits or removing a wall all require City of Irvine permits. We pull them and schedule the inspections as part of the contract.

FAQ

Frequently Asked Questions

How much does a kitchen remodel cost in Irvine?

It depends on cabinetry, countertop material, the appliance package and whether the job moves plumbing, gas or a bearing wall. Rather than quote a band you cannot rely on, we measure the room and give you an itemized written estimate at no charge. Call (949) 749-0771.

How long will my kitchen be out of use?

Plan on four to six weeks for a standard remodel and around two months for a larger project with structural changes. We set up a temporary kitchen area on day one so you are not without a sink and refrigerator.

Do you offer free estimates?

Yes. The in-home consultation and written estimate are free with no obligation.

Do you serve my ZIP code?

We cover all Irvine ZIP codes and the surrounding South and Central Orange County cities listed above. Call (949) 749-0771 with your address and we will confirm in one minute.

Do I need a permit to remodel my kitchen in Irvine?

Cosmetic work such as cabinet refacing or a countertop swap usually does not. Moving plumbing or gas, altering electrical circuits, or removing a wall does. We pull the permits and schedule the inspections as part of the contract.

Are you licensed and insured to remodel kitchens in Irvine?

Yes. We carry a California contractor license and general liability coverage. Certificates are available on request.

Should I reface or replace my cabinets?

If the boxes are structurally sound and the layout works, refacing gives you a new kitchen face for far less. If the layout is wrong, the boxes are particleboard and swollen, or you want different cabinet sizes, replacement is the better spend.

Can you match my existing flooring?

Often, yes. Bring us the product name if you have it. If it is discontinued, we will show you the closest current match before demolition starts.
