What Counts as Period in This Part of Orange County
Worth setting expectations honestly, because this term means something different here than it does in a pre-war city.
Irvine is a young city. It was master-planned by the Irvine Company and most of its housing stock dates from the 1970s onward, so the genuinely old fabric within the city limits is concentrated in Old Town Irvine, the small adaptive-reuse pocket built around what remains of the agricultural ranch buildings. The rest of Irvine's "vintage" bathrooms are original 1970s and 1980s builder baths.
The surrounding cities are a different story. Laguna Beach carries a real stock of older cottages and hillside houses. Newport Beach and Dana Point hold genuinely older coastal properties. That is where most of the true period bathroom work in our service area sits, and we travel for it.
So this page covers two related but distinct jobs:
Restoring a genuinely old bathroom, mostly in the coastal cities, where original material is worth saving and the goal is to keep it.
Rebuilding in period character, which is what most Irvine projects actually are: a 1970s or 1980s bath, or a modern room, finished in a style that reads mid-century, Spanish revival or classic rather than contemporary.
Both are legitimate. Being clear about which one you are buying prevents disappointment.
Deciding What Is Worth Saving
The first visit on a period bathroom is an assessment, not a sales call.
Original tile. Hexagonal mosaic floors and glazed subway walls from earlier decades are frequently better made than their modern equivalents and are worth real effort to keep. What kills them is not wear but the substrate underneath and water that got behind them. We check for hollow sounding areas, movement, and staining at the perimeter before recommending anything.
Cast iron tubs. A clawfoot or built-in cast iron tub with a tired surface is usually worth restoring rather than replacing. Cast iron holds heat better than any modern material and the tubs outlive everything around them.
Pedestal basins and original fittings. Often salvageable, sometimes only as a visual element with modern internals fitted.
What is rarely worth saving. Original waterproofing, because there generally was not any by modern standards. Original wiring. Original ventilation, which usually means a window and nothing else.
That last point is the honest centre of this work. A period bathroom can keep its face and still get a modern membrane, a properly sized extractor and current electrical behind it. That is the correct job. Leaving the failed substrate in place because it is original is how a beautiful floor comes up again in four years.
Matching What Cannot Be Saved
| Original element | Usually worth saving | Why |
|---|---|---|
| Hexagonal mosaic floor | Yes, if the substrate is sound | Often better made than modern equivalents |
| Glazed subway wall tile | Yes, where unbroken | Reproduction profiles differ subtly |
| Cast iron tub | Yes | Outlives everything around it, holds heat |
| Pedestal basin | Sometimes | Often needs modern internals fitted |
| Waterproofing | No | There generally was none by modern standards |
| Wiring and ventilation | No | Replaced to current code every time |
Where original material has to be replaced, matching is the craft.
Small hexagonal mosaic, glazed subway in the older thinner profile, period trim pieces and bullnose, and the colours that were actually used in a given era rather than a modern approximation. Reproduction ranges exist for most of it, and salvage is worth pursuing for the pieces that matter.
We plan the tile layout so that any patched area lands where the eye does not travel first, and we tell you honestly when a patch will always read as a patch. Sometimes the better answer is to lift the floor and reinstate it fully in matched material rather than to keep sixty percent of an original that will never look whole again.
Fixtures With Modern Internals
The most practical compromise in period bathroom work is a fixture that looks right and works properly.
Reproduction tapware in period profiles with modern cartridges. Exposed shower fittings with current thermostatic control. High-level and traditional-profile toilets in current low-flush volumes. Original-style radiators or towel warmers on modern circuits.
None of this compromises the look. All of it means the room can be used every day without maintaining an antique.
What Changes Behind the Surface
Whatever the room looks like when we finish, the assembly behind it is contemporary:
- Waterproof membrane to current standard behind any wet area
- Correctly sloped shower floor, prefabricated pan or mortar bed with a sloped membrane base
- Mechanical ventilation sized to the room and ducted outside
- Electrical to current code, including protection where it is required
- Sound substrate under any tile that is kept or reinstated
Older houses reward this more than new ones do, because they have usually been leaking quietly somewhere for years.

Frequently Asked Questions
Are there historic homes in Irvine?
Very few. The city is master-planned and most of its stock dates from the 1970s onward, with Old Town Irvine the main pocket of genuinely old fabric. Most true period work in our area is in the coastal cities.
Is my original hexagonal tile floor worth saving?
Often yes, if the substrate is sound and there is no movement or water staining at the edges. The tile usually outlasts what it was laid on, so the assessment is about the substrate.
Can a cast iron clawfoot tub be restored?
Usually. Cast iron tubs generally outlive everything around them, and a tired surface is a finish problem rather than a structural one.
Can I keep the period look and still get modern waterproofing?
That is exactly the right way to do this work. Period face, contemporary assembly behind it. Keeping original waterproofing is not authenticity, it is a future leak.
Can you match discontinued tile?
Frequently, through reproduction ranges and salvage. We will also tell you when a patch will always read as a patch and reinstating the whole surface is the better answer.
Do period-style fixtures work properly?
Yes, when they have modern internals. Reproduction tapware with current cartridges, thermostatic shower controls and traditional-profile toilets in low-flush volumes all exist.
Will you work on a home outside Irvine for this?
Yes. Most of the genuinely older housing in our service area is in Laguna Beach, Newport Beach and Dana Point, and we travel for that work.
Is a period renovation more expensive than a standard remodel?
It carries more unknowns, because what is behind an old surface is not visible until it is opened. We handle that with an assessment first and honest allowances rather than a fixed number that has to change later.
