What Bathroom Remodeling Costs in Irvine
Irvine is not a cheap market and no honest contractor will pretend otherwise. What we will not do is publish a band and let you plan around a number that was never measured against your bathroom.
Your figure moves on a short list of specific things, and one of them dominates: whether plumbing moves. A bathroom where the toilet, tub and vanity stay exactly where they are is a finishes job. Move the toilet drain and you are into the slab, and in most of Irvine's 1970s and 1980s tract housing that means cutting a post-tensioned or conventionally reinforced slab, which changes the permit, the schedule and the price.
| Cost driver | How it is priced | Notes |
|---|---|---|
| Fixtures staying in place | Per room | Tile, tub or shower, vanity, toilet, fan, lighting |
| Moving plumbing | Priced per project | Slab work, new drain lines, revised venting |
| Shower construction | Per project | Prefabricated pan against a mortar bed and membrane build |
| Tile scope | Per square foot | Wainscot height against full-height and ceiling |
| Vanity and top | Per linear foot | Stock, semi-custom or built to the opening |
| Structural or layout change | Priced per project | Wall removal, window changes, permits, engineering |
Every estimate we write is itemized. You see the fixture allowance, the tile allowance, the vanity allowance and the labor separately, so you know which decision moves the number. Call (949) 749-0771 and we will measure and write it up at no charge.
What We Do
Full bathroom remodels. Demolition to the studs where needed, new waterproofing, new tile, new fixtures, new lighting and ventilation, finish carpentry and paint. This is the scope most Irvine homeowners are actually buying when they say remodel, because the original 1970s and 1980s baths in Woodbridge and Northwood were built with fiberglass tub surrounds, a single builder-grade vanity and a fan that never worked properly.
Shower and tub work. Bathtub replacement, tub-to-shower conversion, and shower rebuilds. Modern tubs come in thermoformed acrylic, porcelain-enameled steel, cast iron and fiberglass-reinforced polyester, and the choice affects the framing and the floor structure, not just the look. Cast iron is heavy enough to matter on a second floor.
Wet rooms and curbless showers. A wet room is a waterproofed room rather than a waterproofed box, built to eliminate moisture damage across the whole floor, and it works with underfloor heating. It is also the only shower type that is genuinely step-free.
Vanities, cabinetry and tops. Vanity units built to the opening rather than the nearest stock width, with the same cabinet construction we use in kitchens. Quartz, granite and porcelain tops, templated and fabricated.
Layout changes. Moving a wall, stealing space from a closet, converting a shared bath into two, or reconfiguring so a door stops swinging into a vanity.
Powder rooms. A half bath is a toilet and a sink, which means it is all finish. Tile, fixture and lighting choices carry the whole room, and it is the cheapest room in the house to make memorable.
The Waterproofing Nobody Sees and Everybody Pays For
This is the part of a bathroom that decides whether the job lasts ten years or two.
Behind the tile there is either a waterproof membrane doing its job or there is not. Bathrooms are the wettest rooms in a house, and a wet room is explicitly defined by being waterproofed to eliminate moisture damage rather than merely resist it. The same principle applies to any shower.
We build shower floors either on a prefabricated pan or on a mortar bed with a sloped, membrane-lined base, and we tell you which one your job is getting and why. Slope has to run to the drain across the whole pan. Corners and the curb are where failures start. Steam showers are a separate specification again, because a steam enclosure has to be self-contained to stop vapour reaching drywall and paint outside the shower.
Ventilation is the other half. An exhaust fan sized to the room and ducted to the outside, not into the attic. A large share of the mould we find behind Irvine bathroom tile traces back to a builder-grade fan venting into an attic space.
Materials and Fixtures We Install
Tile and stone. Porcelain, ceramic, natural stone and slab surrounds. Full-height tile to the ceiling in a shower is now more common than wainscot, and it changes the tile quantity substantially.
Countertops. Engineered quartz is roughly 93 percent stone aggregate to 7 percent polyester resin, which makes it the most stain resistant common surface and means it never needs sealing. Granite is second and modern impregnating sealers stretch resealing out to roughly five to ten years. Both work on a vanity, and porcelain slab is worth a look where you want a large-format look with no seam.
Cabinetry. The same face frame and frameless construction we use in kitchens. MDF is the better substrate under a painted vanity because it will not telegraph grain through the paint. Plywood is stronger where the cabinet carries a stone top over a long span.
Fixtures. Toilets including low-flush, bidets and bidet seats, bathtubs, showers, sinks and tapware. We install owner-supplied fixtures and we specify them, and we will tell you which of your selections has a lead time that will hold up the job.
Comfort items. Underfloor heating, which pairs naturally with a wet room build, steam shower enclosures, medicine and bathroom cabinets, and lighting that does not leave you looking at yourself under a single ceiling fixture.
How the Project Runs
- In-home consultation. We measure, photograph and talk through what is and is not working. About an hour, no charge.
- Design and selections. Layout drawings, tile and fixture selections, vanity and top specification.
- Written proposal. Itemized, with allowances broken out.
- Permits and ordering. City of Irvine permits where plumbing, gas or electrical moves. Long-lead items go on order first.
- Demolition and rough-in. Plumbing, electrical, framing, and the inspections that go with them.
- Waterproofing and tile. The stage that decides the life of the room.
- Fixtures, vanity and finish. Cabinet set, top templated and installed, fixtures trimmed out, paint.
- Punch list and walkthrough. We do not call it finished until you do.
A single bathroom with fixtures staying in place runs roughly two to three weeks on site. A primary bathroom with a layout change and slab work runs closer to five to eight weeks. Tile and fixture lead times are the variable that decides which one you get.

Why Irvine Homeowners Hire Us
Irvine holds 119,215 housing units across 65.92 square miles and a median household income of $129,647 as of 2023. Most of those homes were built to a master plan rather than one at a time, which means we have seen your bathroom before.
We know where the plumbing runs. We know where the stack sits in a Woodbridge two-story and what is under the slab in a Northwood single-level, which means fewer surprises after demolition and fewer change orders on your invoice.
One person owns your job. We do not subcontract project management. The same person runs your project from measurement to punch list.
Itemized, not lump sum. Fixture, tile, vanity and labor allowances broken out separately, so you can see which decision moves the number.
Permits and inspections included. Moving plumbing or gas, altering circuits or removing a wall all require City of Irvine permits. We pull them and schedule the inspections as part of the contract.

Frequently Asked Questions
How much does a bathroom remodel cost in Irvine?
It depends on whether plumbing moves, how much tile the room takes, and what the fixture and vanity selections are. Rather than quote a band you cannot rely on, we measure the room and give you an itemized written estimate at no charge. Call (949) 749-0771.
How long will my bathroom be out of use?
Two to three weeks for a single bathroom where fixtures stay put, and five to eight weeks for a primary bathroom with a layout change and slab work.
Do I need a permit to remodel a bathroom in Irvine?
Replacing a vanity, a toilet in the same location, or tile usually does not. Moving plumbing, altering electrical circuits, adding a fan circuit, or removing a wall does. We pull the permits and schedule the inspections as part of the contract.
Can you move the toilet or the shower?
Yes, and it is the single decision that most changes the price and the schedule, because it means cutting the slab in most Irvine homes. We will tell you honestly whether the layout gain is worth what it costs.
Should I convert the tub to a walk-in shower?
If it is the only tub in the house, think hard, because it affects resale for buyers with young children. If it is a primary bath and there is a tub elsewhere, a conversion is one of the best value changes available.
Is the estimate for a bathroom remodel really free?
Yes. The in-home consultation and written estimate are free with no obligation.
Do you cover my Irvine ZIP code for bathroom work?
We cover all Irvine ZIP codes and the surrounding South and Central Orange County cities listed above. Call with your address and we will confirm in one minute.
Are you licensed and insured for bathroom remodeling?
Yes. We carry a California contractor license and general liability coverage. Certificates are available on request.
