It sits on a high plateau called Plano Trabuco, covering roughly 13 square miles at a density of 3,718 people per square mile, and it incorporated on January 1, 2000. Refacing Versus Replacing, Honestly

This is the most useful conversation to have in a city with housing this age.

Reface when the boxes are structurally sound and square, the layout works, the cabinet sizes suit you, and what you want is a different look rather than a different kitchen. Refacing replaces every door and drawer front, skins the exposed box faces and end panels with matched veneer or laminate, and swaps every hinge and slide. It takes three to five days and you keep your sink, counters and appliances throughout.

Replace when the boxes are swollen particleboard, especially under the sink, when you want a different layout or different cabinet sizes, when you want frameless full-access construction (which cannot be created by refacing a face frame box), or when you are already opening walls and moving plumbing anyway.

In Rancho Santa Margarita we recommend refacing more often than in any other city we serve, because the boxes here are genuinely good. We also say replace when it is right, and we open every door and check every sink base before we quote either one.

Cabinets and Counters in Rancho Santa Margarita

Construction. Face frame cabinets carry a 1.5 inch wood frame across the box front, the traditional American build. Frameless, also called European or full-access, drops the frame so the door overlays all but roughly 1/16 inch of the box edge, giving more usable interior and a flatter contemporary front.

Substrate. MDF is the correct core under a painted finish because it will not telegraph wood grain through the paint. Plywood is stronger where the box carries a heavy stone top. For stained doors we work in maple, oak, ash, birch, cherry and alder.

Dimensions. Base cabinets 24 inches deep and 34.5 inches high, wall cabinets 12 inches deep at 30, 36 or 42 inches, widths in 3 inch increments from a 9 inch base minimum and 12 inch wall minimum, and no less than 15 inches of clearance between counter and uppers per National Kitchen and Bath Association guidance. Where the ceiling allows, 42 inch uppers add an entire shelf of storage per run.

Interior storage. Lazy susans in dead corners, blind corner pull-outs to reach behind them, and pull-up mixer shelves that spring to counter height out of a base cabinet.

Counters. Engineered quartz is roughly 93 percent stone aggregate to 7 percent polyester resin, the most stain-resistant common household surface, and it never needs sealing. Granite is the second most stain resistant, resealed roughly every five to ten years with a modern oleophobic impregnator. Slab thickness runs 2 cm or 3 cm, with 3 cm standard on an island. An undermount sink requires a carefully finished cut edge, which stone provides and laminate does not.

Rancho Santa Margarita was built as a master-planned community, and nearly every neighborhood carries an association with architectural review, frequently including interior work.

Read your CC and Rs first. We prepare the submittal package: scope description, drawings where the layout changes, product specifications, contractor license number, and a certificate of insurance naming the association as additional insured. Many committees meet monthly, so filing in week one rather than week four is the cheapest schedule insurance available.
