Removing the Wall: What It Actually Involves

Everything turns on whether the wall carries load.

A non-load-bearing wall carries only itself. Removal is demolition, relocating any wiring or plumbing inside it, patching the ceiling and floor, and paint.

A load-bearing wall carries roof or floor structure. Removal requires temporary shoring, a properly sized beam, engineered posts and footings carrying the new point loads to the foundation, a structural engineer's calculations, a permit and inspections.

You generally cannot tell from inside the room, and hillside houses with mid-span bearing walls break the usual rules of thumb regularly. We look in the attic, check joist direction, check what sits above, and get an engineer involved where it is genuinely ambiguous.

The second decision is flush beam versus dropped beam. A dropped beam hangs below the ceiling and leaves a visible header. A flush beam sits inside the ceiling structure so the ceiling runs continuously across the room, which is the result most people actually want. It costs more because the joists are cut and hung from the beam with hangers.

Cabinets and Counters in Mission Viejo

Cabinetry is the largest line item and the longest lead time, so it sets your start date.

Face frame cabinets carry a 1.5 inch wood frame across the box front and are more forgiving in a house with out-of-square walls.
