Laguna Beach is not a tract-housing city. It incorporated on June 29, 1927, adopted a council-manager government in 1944, and has been an artist community since its first gallery opened in 1918. Today it holds 23,032 residents across 9.86 square miles at a density of 2,589.6 people per square mile, in 12,973 housing units that are 59.8 percent owner-occupied and 40.2 percent renter-occupied. What that means for a remodel: there is no standard floor plan here. The housing runs from 1920s and 1930s cottages on tight lots to canyon houses built into a slope to contemporary oceanfront homes. Custom Cabinetry for Non-Standard Rooms

Stock and semi-custom cabinet lines step in 3 inch width increments, starting at 9 inches for base and 12 inches for wall units. In a room that measures 111 inches, a stock run reaches 108 and you fill the last 3 inches with a filler strip. In a 1930s cottage where the two ends of the same wall differ by an inch and a half, that approach produces a kitchen that looks approximately right and never quite right.

Custom cabinetry is built to your actual measurements. That is what it buys you, and in Laguna Beach it is usually worth it.

Face frame construction carries a 1.5 inch frame across the box front and is the more forgiving build in an old house, because the frame gives an installer material to scribe against. Frameless drops the frame so the door overlays all but roughly 1/16 inch of the box edge, maximizing usable interior in a small cottage kitchen. Standard base cabinets are 24 inches deep and 34.5 inches high; wall cabinets 12 inches deep at 30, 36 or 42 inches, with no less than 15 inches of counter-to-upper clearance per National Kitchen and Bath Association guidance.

MDF is the correct substrate under a painted finish. For stained doors we work in maple, oak, birch, cherry, ash and alder.

Materials for a Coastal House

Engineered quartz is roughly 93 percent stone aggregate to 7 percent polyester resin, the most stain-resistant common household surface, and it never needs sealing. Granite is second most stain resistant, resealed roughly every five to ten years with a modern oleophobic impregnator. Quartzite offers marble's drama with more hardness. Marble is the most beautiful surface available and it will etch and patina, which in a character cottage is arguably the point.

For hardware and finishes this close to the ocean we specify stainless or corrosion-resistant bases rather than plated steel, plywood boxes rather than particleboard in wet locations, and outdoor surfaces in granite, porcelain slab, concrete or stainless rather than standard interior quartz.

Permits, Design Review and Schedule

Interior kitchen work involving plumbing, gas, electrical or structural changes requires a permit. Exterior changes, additions and anything affecting the building envelope in Laguna Beach typically also go through design review, and coastal zone properties may carry additional requirements.

Build that into your timeline. On site, a standard remodel runs four to six weeks and a larger scope with structural work or custom cabinetry runs about two months, but the approval process in Laguna Beach can precede all of it by considerably longer than in a master-planned city.
